Our client is a real estate investment firm specializing in last-mile delivery infrastructure. The firm acquires, provides value-add and manages postal facilities in the U.S. They are one of the fastest growing private owners of postal properties, acquiring over 580 properties in a 3-year period.

Role
The Financial Analyst assists in project and asset financial analysis and forecasting for the acquisition of postal properties. Key responsibilities include generating market research, pro formas, deal underwriting, and business plan creation. The company works as a dynamic team so although the role requires a focus on these duties, you may be asked to take on a variety of unrelated tasks to support other team members and to ensure the successful execution of real estate projects. The ideal candidate will possess superior analytical skills, excellent communication skills, a passion for real estate and the desire to work and grow within an entrepreneurial and collaborative environment.
Responsibilities
Daily responsibilities include, but are not limited to:
Underwriting:Underwrite prospective deals and source and validate assumptions meticulously.
Analytics:Analyze and interpret data with the purpose of making forecasts, driving operational decisions, and investigating ways to improve returns.
Asset Management Support:Work with Property Manager to review operating and financial reports, identifying areas of improvement
Forecasting:Meet with and advise department managers to help forecast and perform budgeting activities.
Budgeting:Run cost/budget analyses for individual projects within each department.
Presentations:Collaborate with management to present data and make strategic recommendations.
Budget Tracking:Track and manage business plan budget, create capital call forecasts based on budget projections and report financial data to team members
Pro Formas:Import, transform, validate and/or model data with the purpose of understanding or drawing conclusions from the data to drive operational decision-making.
Business Plan Creation:Put together business plans for investment committee review and approval.
Research:Source, research and analyze demographic and real estate investment data trends.
Project Metrics:Track competition and update metrics in a database.
Qualifications
Bachelor’s Degree in Finance, Accounting, Economics, or related field required.
Minimum of 2+ years of related financial experience.
Must possess excellent analytical, financial modeling and presentation skills. Ability to analyze raw data, draw conclusions, and develop actionable recommendations for senior management and other stakeholders.
Advanced proficiency in MS Excel, Word, and PowerPoint.
Proficient in market research.
Effective verbal and written communication skills.
Organizational and time-management skills.
Strong attention to detail and the ability to meet deadlines.
