JOB PURPOSE/SUMMARY:
The function of the Finance Division is to provide strategic financing strategies input and leadership advice on decision making issues affecting the company’s financial health.

The Investment Analyst is responsible for the underwriting, analysis, and financial modeling of commercial real estate investments. Deliverables (financial models, investment summaries, verbal feedback) will be utilized in developing internal valuations, formulating financing strategy, determining investment feasibility, and analyzing investment performance, among other ad hoc analytical tasks. In addition, the position will maintain the debt calendar, amortization schedules and submission of results.

ESSENTIAL DUTIES and RESPONSIBILITIES:
Provides financial analysis on a regular basis to drive strategic decisions and drive organization initiatives.

Assist in the creation and completion of financial models.

Measure, monitor and enhance the financial models.

Developing new and efficient techniques for evaluating and presenting investments.

Staying abreast of the latest trends and techniques of real estate investing and management analysis.

Create, maintain, and refine dynamic commercial real estate financial models to understand investment performance and determine the feasibility of opportunities

Utilize Argus Enterprise and Microsoft Excel for model creation and investment performance analysis

Calculate fundamental property-level return metrics from a levered and unlevered perspective

Conduct sensitivity and scenario analysis of investment opportunities and current holdings

Analyze existing investments to compare forecasted to actual performance and conduct hold-sell analyses

Write investment narratives to outline key investment details including market and sub-market trends, critical assumptions, value conclusion, expected investment performance, competitive set analysis, key investment strengths and weakness

Maintain the debt calendar, amortization schedules and submission of results

. Requirements:
MINIMUM QUALIFICATIONS:
Education Bachelor’s degree in Accounting, Finance, Real Estate or related field.

Experience and/or Training Experience with Excel and financial modeling skills.

Technology/Equipment Proficiency in Microsoft Office including Word, Excel, and Outlook.

PREFERRED QUALIFICATIONS:
Experience and/or Training Experience with Argus preferred.
